Fishermen's Village in Charlotte County sells for $43M

Two real estate investment firms — one based in Punta Gorda, the other in Miami — have acquired Fishermen’s Village in Charlotte County. Harborview Capital Group and Torose Equities purchased the 22.8-acre property for $43 million, according to a statement.

“Harborview and I were pursuing this deal separately before concluding we would be better positioned together,” Scott Sherman, founder and principal of Miami-based Torose Equities, says in a statement. “Their local knowledge combined with our experience executing complex value-add repositionings is what got this across the finish line.”

Torose Equities focuses on retail, office and mixed-use properties. Across Florida, the firm has acquired 11 properties totaling 1.24 million square feet, including Midtown at Bonita in Lee County and Modera in St. Petersburg.

Harborview Capital Group — which has offices in Punta Gorda and Chicago — focuses on hospitality, retail, industrial and mixed-use assets. Among its recent local investments are the former Muscle Car City property and Military Heritage Museum complex in Punta Gorda, according to the statement.

“Fishermen's Village continues our long-term commitment to investing in Punta Gorda,” Anthony Dubbaneh, co-founder of Harborview Capital Group, says in the statement. “We are honored to become the next stewards of a property that has anchored this waterfront for more than four decades.”

Fishermen’s Village was built in 1980 as a waterfront shopping and dining destination along the Peace River with a resort and marina. It encompasses about 97,000 square feet of retail space; a 47-key waterfront hotel; and a 142-slip marina. According to a statement, the retail component is 100% leased.

Moving forward, Harborview Capital Group and Torose Equities plan to work with the City of Punta Gorda, existing merchants and marina tenants on the restoration and repositioning of the property. Following hurricane damage in 2024, the marina will require “substantial reconstruction” and “represents a significant component of the partnership's redevelopment plan,” which will be a multi-year process, according to a statement.

Lake Michigan Credit Union provided senior debt financing for the purchase of Fishermen’s Village, which took place through a court-supervised receivership process. 

The deal represents the conclusion of a nearly three-year endeavor that included a national marketing campaign and generated interest from institutional investors, private equity groups, family offices, regional developers, and local buyers, according to SVN Commercial Partners, which was appointed by a judge to represent the seller. 

Jonathan Larmore, the previous owner of Fishermen’s Village, was removed after the property was placed in receivership in October 2023. (Larmore was sentenced to five years in federal prison in 2025 in a New York case the U.S. Department of Justice says involved manipulating the stock price of WeWork Inc. to inflate the value of his securities in the company, the Business Observer previously reported.)
