Naples industrial building sells for $8 million

Rail Head Industrial Park in Naples has sold. The property, located at 1455 Rail Head Blvd., was purchased by Railhead Boulevard of Naples LLC for $8 million, according to LQ Commercial Group, which brokered the transaction.

The seller was an LLC associated with commercial real estate investment firm Richardson Commercial Properties in Tulsa, Oklahoma. It purchased the property in 2014 for $1.6 million, according to Collier County property records.

Mike Concilla, principal of the LQ Commercial Group in Naples, and LQ Associate Nick Matson represented the parties in the deal.

“Brokering the entire transaction let us move swiftly while providing both parties with transparency from start-to-finish,” Concilla says in a statement. “The result … is a great outcome for both buyer and seller – not to mention a 400% return to the seller.”

Concilla has worked on the property for more than 15 years, helping with lease stabilization. He and Matson will both continue working on the property as its primary leasing representatives.

The 39,789-square-foot building contains 16 industrial/flex spaces that have attracted manufacturing and distribution to office, showroom, and warehouse tenants.

“We know [Rail Head] inside and out and are ready for its next chapter through continued lease-up and management improvements,” Matson says in a statement.

At $8 million, the Rail Head sale ranks among the top five industrial sales of 2026 in Naples, according to CoStar; only one other was a non-portfolio sale, LQ Commercial Group says in a statement.
