Report: Pasco County ZIP code named hottest housing market in the US

Land O’ Lakes in Pasco County is the hottest “neighborhood” in the U.S., according to a report from a real estate firm ranking the 100 most populous ZIP codes based on year-over-year growth in listing views.

Plant City is No 2.

The report, which found that buyers are chasing affordable prices while staying close to large metro markets, is from the online real estate firm Redfin. The report looks at ZIP codes listings on its website and its Compete Score — an internal metric that measures how tough it was to “to win a home.”

The data covers January and February, with year-over-year figures compared against the same months last year.

To make the list, a ZIP code must have recorded at least 50 home sales and have a Redfin Compete Score above 50.

While the report refers to the localities as neighborhoods, a disclaimer says ZIP codes often cover more than neighborhood or town.

In Land O’ Lakes, Redfin looked at 34637, and in Plant City 33566.

According to the report’s authors, Land O’ Lakes made it to the top because home sales are up 36% year over year and views of home listings have nearly doubled.

A breakdown shows that the median sale price in the Pasco County town is $425,000, up 7.6% from a year ago. Views of listings are up 90.9%.

“There’s a bit more land out here and more space between homes,” says Redfin senior agent Angelo Dass, who is quoted in the report. “A lot of buyers are coming from high-tax states like New York and California, looking for more value.”

In Plant City, home sales are up 5.9% year over year and views of listing are up 30.6%.

The median sales price, the report says, is $320,000.

Making up the remainder of the list are ZIP codes mostly in the Midwest and a pair in the New York City.suburbs.

“Midwest cities and lesser-known places in Florida are having a moment — and affordability is the reason,” Redfin Senior Economist Asad Khan says in the report.

“Many of these neighborhoods sit just outside major hubs like Milwaukee, Chicago and Tampa, hitting a sweet spot: lower cost of living without giving up access to highly rated schools, shopping and dining. They have the convenience of big cities without the big-city price tags.”
