Developer plans fast-food restaurant on retail site
Alliant Partners Development, a Tampa-based real estate development firm, has bought nearly an acre in Port Charlotte, where it is in the process of building a new restaurant on the space. The 0.81-acre property is at 1470 Tamiami Trail, right off of Veterans Boulevard and El Jobean Road. It is an outparcel of a Target and Kane’s Furniture anchored shopping center across from the Port Charlotte Town Center. Alliant Partners paid $2.15 million for the property. The firm says it cannot yet disclose the eatery that’s moving in. According to a Jan. 29 letter written to a North Carolina construction and project management company by a Charlotte County planning and zoning official, the restaurant being built on the site is a Whataburger. The Texas burger chain, expanding in the state, plans for a 2,571-square-foot restaurant with drive-thru facilities and associated infrastructure, according to the letter to Sevan Multi-Site Solutions.
Nearly $12M land deal to deliver 300 apartments
A 14-acre parcel in Fort Myers has sold for $11.6 million. The property is at Three Oaks Parkway and Alico Road, just off of Interstate 75. The buyer is an LLC affiliated with Davis Development out of Atlanta. The previous owner was an Aventura LLC which, according to Lee County property records, paid $12 million for the property in 2024. The development parcel is entitled for 300 multifamily units, says LQ Commercial Real Estate, which brokered the deal. Davis has developed over 50,000 units in 20 years and specializes in upscale communities. According to its website, it currently owns 13 apartment communities in Florida. More than half of those are along the Gulf coast region — two in Lakewood Ranch and one each in Bradenton, Clearwater, Cape Coral, Fort Myers and Riverview. LQ’s John Mounce and Jessica McEvoy represented the seller. The firm’s Michael Price represented the buyer.
Flooring company picks up space
Davare Floors, a Miami area flooring company, has leased 6,750 square feet of space at the Alessio Trade Center in Fort Myers. The space is in a newly constructed 129,000-square-foot industrial warehouse. The property is at 2501 Alessio Drive and includes an additional 20,250 square feet available for lease in Building 1 and suites from 6,750 square feet to 114,000 square feet available in Building 2. Laura Cari of LSI Cos. represented the landlord, Alessio Lot. Manuel Romero of Cornerstone International Realty represented Davares Floors.
Developer sells Tampa area hotel for $32 million

The 215-room Home2Suites Brandon Tampa hotel has been sold to a Massachusetts investor. The hotel, at 10323 Palm River Road, just off Interstate 75 and Brandon Boulevard, sold for $32.09 million, according to Hillsborough County records. The buyer is AAM15 Management, a private equity real estate investment firm, according to a statement from Berkadia which brokered the deal. Sarasota-based Floridays Development Co., which county property records show paid $2.3 million for the then-vacant property in 2016, was the previous owner. It completed the hotel March 2018. The purchase is the fourth Florida hotel property for suburban Boston-based AAM15. The others, according to the firm’s website, are a Homewood Suites & Tru By Hilton in Naples and one Residence Inn by Marriott in Tampa and one in Fort Myers.
Developer buys nearly 20 acres in Port Richey
An investor from Spain has sold a 19-acre tract of vacant land in Port Richey. The property is at Richey Drive and Wilkins Street, just west of U.S. Highway 19 North. The sale price, according to Pasco County records, is $575,000. The seller, Jose Albert Kreijman of Malaga, Spain, sold the property to Port Richey Drive, an LLC whose address matches Delray Beach developer Pugliese Creative Ventures. County records show Kreijman bought the property for $181,000 in 1999. Carol Kinnard with the Clearwater and Winter Park commercial real estate firm Hold-Thyssen represented both parties.
Industrial site sold for just over $2 million
Banyan Acquisition Holdings, a South Florida investment firm, has bought a 19,305-square foot industrial building in Polk County. According to NAI Realvest, it paid $2.2 million. The property is at 220 Recker Highway in Auburndale, just off U.S. 92 and about eight miles from Interstate 4. It sits on 1.8 acres. The seller is a Melbourne LLC, which bought the property in 2020 for $790,000. NAI Realvest’s Zach Cichocki, Matt Cichocki and Kevin O’Connor represented the seller.
Amid nationwide cutback, Wendy's plans pair of new locations

Although Wendy’s hasn’t specified which of its 350 restaurants will close as part of a nationwide plan, the fast-food giant announced recently it’s opening two locations in Manatee County in February. One is in Parrish on U.S. 301, adjacent to Fort Hamer Road, and a second is in Palmetto on Moccasin Wallow Road, just east of Interstate 75. The locations will feature the company’s latest design and décor, according to Casto, a Columbus, Ohio developer behind the two locations. About 60 entry-level and career-level jobs will be created, the firm says in a statement. Earlier this month, Wendy’s followed up on plans announced in 2025 to roll out “Project Fresh,’’ meant to address same-store sales that have trailed off in recent years by 2028. About 30 stores closed in late 2025 and more are planned in the first half of 2026, though exact locations have not been publicly announced.
