Growing Lakeland firm tops $1 billion in 2025 sales

In the week's top commercial real estate news, a Fort Myers gas station sold in portfolio deal, a Clearwater storage facility part of refinance package and a Sarasota warehouse complex is sold.

Fort Myers

Pair of gas stations acquired 

A two-property 7-Eleven portfolio has sold for $10.62 million. The portfolio includes a shop in Fort Myers at 2977 Cleveland Ave. The 3,010-square-feet shop was built in 2019 and sits on a 2.13-acre site that includes a Mobil-branded gas station and a Wells Fargo ATM. The second property is in Plantation. The portfolio was bought by a private unnamed buyer. (Public records have not been updated.) Eddie Toledo and Jonathan De La Rosa of Marcus & Millichap brokered the sale.


Real estate developer buys site for Dollar Tree

A Fort Myers retail pad has sold for $950,000 and will be developed into a Dollar Tree store, according to LQ Commercial Real Estate Services. The 1.9-acre site is at 13480 Rickenbacker Parkway, off Daniels Parkway and near Southwest Florida International Airport. Next door will be a 7-Eleven store. The seller of the property is Daniels Parkway Real Estate Investment LP in Estero, and the transaction closed Dec. 22, according to Lee County property records. DPG Florida Shopping Centers LLC — which correlates to Delaney Property Group in Mobile, Alabama — purchased the retail pad. The commercial real estate development company has developed more than 3 million square feet across more than a dozen states, mainly in the South, according to its website.


Largo

Government site opens to developers

The city of Largo seeks a developer to redevelop its 14-acre municipal campus. The Pinellas County city, building a new city hall complex less than 2 miles away, has issued a request for proposals for the property at 201 Highland Ave. that currently houses its City Hall, police department and emergency operations center. What it is looking for includes residential, retail, office and public spaces. The city is offering two pathways for potential development: 7 acres or a full 14-acre redevelopment. Kate Oyer, the city’s director of communications, says the 7-acre parcel is where the current City Hall sits, and the 14-acre site encompasses the entire property. If a 7-acre plan is chosen, the police department and operations center would remain. It has not been determined what would happen to the police department and emergency operations If the plan for the full 14 acres is picked, she says. The municipal complex is near the Highland Recreational Center and residential neighborhoods. Largo paid $4.6 million for the property in 1996.



St. Petersburg

Mattamy Homes has bought 53 townhouse sites in St. Petersburg’s Amara Bay Residences & Marina master-planned community currently under construction. The sites at 12000 Gandy Blvd. sold for $12.64 million. Colliers, which brokered the deal and announced the sale, says in a statement that the lots are fully entitled and approved as part of the master-planned community. Construction of the townhouses is expected to begin in coming weeks with sales starting in the summer. Mattamy Homes, Colliers says in a statement, will develop two townhome designs with two stories of living space. They will range from 2,371 square feet to 2,470 square feet with three to four bedrooms, two-and-a-half baths and two-car garages. Pricing is expected to start in the $700,000s. Amara Bay is a 39-acre mixed-use development just as you come into Pinellas County from the Gandy Bridge. It is being developed by the Miami firm Key Development, which sold the lots to Mattamy Homes. Plans for the master-planned community call for 415 luxury apartments, a 150-slip marina, an 8,000-square-foot restaurant and 3,000 feet of walkable waterfront. Key Development, which secured a $120 million construction loan last year, began work on the project in 2024, and the first buildings are expected to be done later this year. Mark Eilers of Colliers represented Key International in the sale.


Clearwater

Storage center refinanced for more than $16 million

New York-based Summerland Storage Partners has refinanced a two-property portfolio including an Extra Space Storage-branded facility in Clearwater. The loan was for $16.16 million and came from the real estate investment firm Affinius Capital. The portfolio totals 1,341 units. The Clearwater center is at 1016 N. Belcher Road and, according to Pinellas County property records, Summerland paid $14.33 million for it last year. The other property is in suburban St. Louis.


Lakeland

Big sales year for conservation-focused firm

It was a good year for Lakeland-based Saunders Real Estate. The firm, expanding across the South in the past couple of years, says it completed 438 transactions totaling about $1.07 billion and 158,210 acres across the Southeast in 2025. But the firm’s expansion hasn’t changed founder Dean Saunders’ main mission: Conservation. In 2025, the firm says it worked on deals that conserved 63,551 acres valued at about $221.5 million.


Sarasota County

Renovated warehouse complex sold

A Venice warehouse and self-storage complex has sold for $8 million, after the owner put $1 million into renovations. Located at 249 Seaboard Ave., the 2.2-acre site contains seven buildings. The property includes 53,590 square feet of leasable warehouse and self-storage space, totaling 120 units. General contractors, auto mechanics, personal storage users and subcontractors are among the current tenants, according to a statement. Units range from 300 to 1,500 square feet. The buyer of the Venice warehouse and self-storage complex is SRQ Property Investments LLC, which is based in St. Louis. The previous owner, Frank Giuffre, bought the warehouse complex for $7 million in September 2023 through F&H Properties Sarasota LLC, according to Sarasota County property records. The $7 million purchase included 249 Seaboard Ave., 249 Warfield Ave. and 320 Warfield Ave., according to Troy Robbins of Robbins Commercial Real Estate. Since then, the Warfield Avenue properties have been sold. Says Robbins: "The total sale volume for all three parcels came to $12 million."




County buys waterfront preserve land

Sarasota County recently purchased more than an acre of waterfront property in Nokomis. The 1.07-acre site on Pocono Trail East contains about 1,200 feet of shoreline along Shakett Creek and will connect two other properties within a preserve, according to a statement. County commissioners approved spending $1.48 million for the property on Pocono Trail East in September. At the time, parks personnel said potential improvements to the site may include nature trails, a picnic area, observation area, benches and parking. Beyond the purchase price, commissioners authorized more than $245,000 to cover closing costs, due diligence and startup activities. The newly acquired site connects two county-owned properties — one on either side — on Pocono Trail East. In 2002, the county bought a 4.3-acre parcel for $1.04 million and a 3.14-acre site for $1.04 million on Pocono Trail East, according to county property records. Both had been owned by Daniel E. Cardinal Jr. until Sarasota County purchased the properties through the Environmentally Sensitive Lands Protection Program.
