A South Carolina developer has bought 8.07 acres near the Florida State Fairgrounds off of Interstate 4 and is planning to build a 115,000-square-foot distribution center and warehouse on the site.
The buyer is an LLC named Orient Road Industrial Properties, which, according to state and local records, shares an address with Johnson Development Associates.
Hillsborough County property records show that the LLC paid $2.72 million for the land at 4015 Orient Road.
The space is currently occupied by Tampa Sheds and Pope’s Utility Buildings & Storage Solutions. The companies, according to a statement, will relocate operations to 7201 E. Dr. Martin Luther King Jr. Blvd. later this year and construction on the warehouse and distribution center will begin next year.
“Central Florida has experienced incredible growth in recent years and its I-4 corridor, which connects Tampa and Orlando, has become a massive hub for distribution centers in the Southeast,” says Nancy Surak, the agent who represented the seller, Huntley Holdings, for Arizona-based Land Advisors Organization.
“This site is an in-fill opportunity for the developer to build a new project with strong connectivity to both Interstate 4 and Interstate 75 and that’s also located less than 15 minutes from the Port of Tampa, Ybor City, Downtown Tampa and the heavily populated and established suburbs nearby.”
Spartanburg-based Johnson Development specializes in buying and building multifamily properties, building storage facilities and developing warehouses and distribution centers.
According to its website, its portfolio of industrial, apartment and storage facilities includes 33 in Florida, 20 along the Gulf Coast.
