Work starts on 1,735-home Charlotte County master-planned community

Construction has started on a new 426-acre master-planned community in Charlotte County.

The developer, Jacksonville-based GreenPointe Holdings, held a ceremonial groundbreaking this week, but site work is already underway at the property.

TurnLeaf, as the development will be called, will be built along Burnt Store Road off of Interstate 75 and U.S. 41.

When complete, TurnLeaf will have about 1,735 homesites with plans calling for one- and two-story single-family residences on 40-foot, 50-foot or 60-foot wide parcels, the developer says in a statement.

Plans also call for an age-restricted active-adult community.

(A pair of spokespeople for GreenPointe did not respond to questions about the cost of the project, a timeline for the development or an approximate price range for the house to be built.)

The development will be built around a 5,500-square-foot amenities center with a pool, fitness center, pickleball courts and outdoor dining area.

According to the statement, model home construction is set to begin soon. As for the homebuilders, the statement says they will be “unveiled in the near future” while TurnLeaf’s website lists builders Dream Finder Homes, Lennar and Pulte Homes.

GreenPointe describes itself as a holding company that creates “sustainable, high-value communities built upon intelligent design principles and solid financial structures.”

Its portfolio includes 20 master-planned communities in the state totaling about 27,000 homesites, 2,200 multifamily units and 950,000 square feet of commercial and retail space.

Among its developments are Triple Creek in Riverview and The Quay in Sarasota.
