2 Bradenton office buildings sell for $6 million

Two Bradenton office buildings have sold for a combined $6.05 million. Along State Road 64, both properties were fully occupied at the time of the sale, according to a statement from SVN Commercial Advisory Group, which represented the seller.

“The high occupancy rate of these properties underscores the strong demand for commercial office space in Bradenton, fueled by the area’s rapid population growth and thriving business climate,” Tony Veldkamp, senior advisor with SVN Commercial Advisory Group, says in a statement. 

Braden River Business Center LLC is the seller, while the buyer is Creative Equities LLC, according to the statement. The deal closed in mid-February, Manatee County records show.

One of the properties is 4730 State Road 64 E., within an eight-building office complex at Braden River Office Park. Situated on 2.31 acres, the property includes a 27,390-square-foot building with 100% occupancy, according to a statement. Some of the tenants include Good Medicine, a medical practice focused on lifestyle for healing and wellness, and lead generation service OptiCall.

The other building involved in the sale is at 4740/4744 State Road 64 E., which is a fully occupied 5,940-square-foot building on 0.88 acre, according to a statement. Gulf Coast Music Therapy is among the tenant mix there.

The new owner of the buildings, Creative Equities LLC, is a Miami-based boutique investment, management and advisory firm that handles property management and leasing. While the company's projects span from retail to medical to residential, its current focus is on “value investments in the health care real estate sector,” according to its website.

“The Bradenton-Sarasota corridor is a key commercial hub in Florida,” Matt Fenske, senior advisor at SVN Commercial Advisory Group, says in the statement, “and these properties’ strong occupancy and strategic locations make them excellent long-term investments.”
