Toll Brothers to build new luxury home community in south Sarasota County

A new community is under development in south Sarasota County. National homebuilder Toll Brothers has announced that site work is underway at Oakbend Wellen Park, where a variety of luxury one and two-story homes will be built. Sales are expected to begin at the gated community in summer 2025.

Home prices are expected to be in the upper $600,000s. Floor plans will range from 2,100 to more than 2,900 square feet, including three to five bedrooms and two-and-a-half to four baths, according to a statement.

At Oakbend Wellen Park, homebuyers will be able to personalize their residences with the help of design consultants from Toll Brothers. Versatile features like lofts and flex rooms will be offered as well as outdoor living spaces.

From the community, pedestrians, bicyclists and golf carts will have direct access to a trail leading to downtown Wellen Park and the Atlanta Braves’ spring training facility, CoolToday Park. Oakbend Wellen Park will also feature a pool, fitness center, pickleball courts, clubhouse with social lounge, playground and bocce courts for residents.

“Our new Oakbend Wellen Park community will offer residents an exciting opportunity to build a new construction home within the well-established and highly desirable Wellen Park master plan,” Brian O’Hara, Toll Brothers division president in Tampa and Sarasota, says in the statement. “This resort-style community will continue the standard of luxury living in Wellen Park.”

Wellen Park was ranked the No. 6 top-selling master-planned community in the country in 2024, according to a study by John Burns Research and Consulting. It sold 960 homes last year compared with 870 in 2023, an increase of 10%, the firm reports.

Currently 14 neighborhoods are available in the master-planned community, making Oakbend Wellen Park the 15th. The future community will be built around Playmore Road at West Villages Parkway, according to the Oakbend Wellen Park website.

Toll Brothers has developed one neighborhood in Wellen Park so far, called Solstice. Other communities in the area that it has constructed include The Isles at Lakewood Ranch and Monterey at Lakewood Ranch. The Pennsylvania-based homebuilder, a Fortune 500 company, generated $10.6 billion in home sales revenues in fiscal year 2024, when it delivered 10,813 homes at an average price of about $977,000.
