Pair of uber-luxury beachfront condos in Naples listed for $35M each

A national developer has unveiled its latest luxury condo offerings in Naples: a pair of half-floor villas starting at $35 million that represent the most “private and expansive” beachfront condos on Florida’s Gulf Coast, a release states. 

Kolter Urban and BH Group are behind the exclusive Beachfront Villas at Olana Naples Residences, the developers’ boutique, six-story condo development at 1121 Gulf Shore Blvd. N. The North and South Beachfront Villas are located on the second floor of the development and span more than 11,500 square feet, offering direct beachfront views along and an expansive layout that includes five bedrooms, a den, five bathrooms, two powder rooms, a private pool and a resort-style private terrace spanning more than 2,000 square feet. 

“Olana’s Beachfront Villas provide a unique combination of privacy, scale and design details unmatched along the Gulf," Brian Van Slyke, Regional President of Kolter Urban, says in a release announcing the villas’ completion. 

Kolter Urban paid $102.6 million for Olana’s waterfront location in 2024, through a partnership with Miami-based BH, records show.

According to the release, Olana Naples Residences is the first of its kind to be built on the Gulf Coast, with prices starting at $30 million. The limited development offers 12 “estate-sized” homes, each with layouts exceeding 10,000 square feet that are designed for “privacy, permanence and multi-generational living.”

Open layouts for the Beachfront Villas include a presentation kitchen, separate chef’s kitchen, climate-controlled wine room, soundproof theater, wet bar and multiple “social spaces” including a club room and game lounge.

Each residence has a grand, private entrance and its own private elevator access, as well as expansive indoor-outdoor living areas and floor-to-ceiling glass walls framing birds’ eye views of the Gulf Coast. Outdoor areas feature deep terraces, “summer kitchens” and private pools, the release states. 

Each “owner’s suite” offers panoramic Gulf views along with two oversized walk-in closets and a “spa-inspired” bathroom outfitted with a soaking tub and dual rain showers. Each villa also comes equipped with a private, in-home “wellness suite” that includes a steam room, dry sauna, cold plunge, therapeutic tub and private fitness room. 

Those living in the Beachfront Villas can also enjoy full access to Olana’s resort-style amenities, which include direct access to the beach, a resort-style pool with private cabanas and landscaped gardens. Residents also enjoy a 24-hour concierge team on site to provide “personalized services to meet every need.” According to the release, concierge services include VIP access to private clubs and events, securing coveted reservations, coordinating travel by private jet, helicopter or yacht, curating adventure experiences, event planning and booking spa, salon and wellness services.

On-demand, in-house staff come with the home and include chefs, butlers and sommeliers for gourmet dining, personal assistants, shoppers, nannies, housekeepers, chauffeurs, trainers and pet care service providers. 

Randall Stofft Architects and SB Architects designed the condos, while New York City-based Champalimaud Design curated the interiors. Premier Sotheby’s International Realty is the exclusive sales and marketing partner for the Olana Naples Residences. 

Kolter Urban, which is focused on developing luxury condominiums with 50 to 500 residences in walkable or waterfront locations, has more than $6.3 billion in complete and in-progress real estate projects in the southeastern United States, according to the statement. Many of its developments are coming to life around the region: The firm recently closed on the neighboring land at 3300 Gulf Shore Blvd., while The Island at West Bay Club is under construction in Estero. In Sarasota, Kolter Urban is developing The Ritz-Carlton Residences and 1000 Boulevard of the Arts, and is behind several other developments including the Mark Sarasota, Vue, Saltaire and Bayso Sarasota.

Kolter Urban's Art House St. Petersburg will be completed this year and ONE Tampa, a 42-story tower in Tampa, is under construction.
