Naples housing market gets another sky-high listing — this one for $12M

A Naples waterfront estate is on the market for what, in that city at this time, may seem like a bargain to some. 

The 5,419-square-foot home at 2500 Tarpon Road in the Royal Harbor neighborhood has been listed for $11.99 million.

While the price point would be on the high- to mid- end of the luxury home market almost anywhere else, Naples is different. Like the condominium complex planned for the city’s Gulf Shore Boulevard, which has units starting at $30 million.

And if that’s not evidence enough, realtor.com currently lists 190 homes (including estates and compounds) for sale in Naples priced at more than $10 million. Among those, 10 are listed at more than $40 million, one is listed at $100 million and one is listed at more than $200 million.

As for the Tarpon Road residence, the two-story house sits on 0.39 acres with 100 feet of canal frontage and gulf access.

Collier County property records show it is currently owned by individuals who paid $2.3 million for it in 2020.

According to the listing, it has four bedrooms plus a den, four full baths and two half-baths. There are floor-to-ceiling glass doors that open to a covered outdoor living and dining space with a gas fireplace, outdoor kitchen and a pool bath. And there is a saltwater pool and spa that overlooks the canal.

The chef’s kitchen includes a wine refrigerator and a full butler’s pantry, and the first-floor primary suite has a bathroom with Calacatta gold tile, dual vanities, a large step-in shower and two custom walk-in closets.
