Lee County pays $10.5 million to conserve 132 acres

In the week's top commercial real estate news, Fort Myers land sold to medical provider, Brandon gets Scandinavia furniture retailer's first Florida store, and a Sarasota project officially starts.

Naples, Fort Myers and Charlotte

Lee County commissioners OK'd the $10.54 million purchase of 132-acres in east Fort Myers to be set aside for conservation. The property, two parcels, is being bought as part of the county’s Conservation 20/20 Land Acquisition program. Purchases include:

  • $10.5 million for 129.56 acres southeast of Orange River Boulevard and Staley Road in Buckingham. The land is made up of mesic hammock, pine flatwoods, basin swamp, strand swamp, hydric hammock and improved pasture, according to a statement. 
  • $4,250 for 2.5 acres in the Corkscrew Regional Ecosystem Watershed. The land is south of Sand Road and there is no improved access to the land.

In a statement, Lee officials say another five acres were donated within the Corkscrew Regional Ecosystem Watershed, which now includes 60,000 acres in both Lee and Collier counties. The Conservation 20/20 Land Acquisition program was first approved by voters in 1996. It was created to buy land for “resource-based opportunities” including hiking, birdwatching and nature studies as well as to help the county to protect drinking water, protect areas from flooding and provide wildlife habitats.

A 1.32-acre parcel at Fort Myers’ Hope Preserve has sold. The buyer is Renal Associates of SW Florida, a local LLC that shares an address with Associates in Nephrology. It paid $1.2 million for the land. The property is a lot at 14560 Hope Center Loop. Hope Preserve is a health care network of providers off of Metro Parkway and Six Mile Cypress Parkway. It is about a mile from Gulf Coast Medical Center and includes The Preserves, a continuing care retirement community with assisted living, skilled nursing and memory care units. Associates in Nephrology, which treats kidney related issues, already has five offices in Lee. Justin Thibaut and Christi Pritchett of LSI Cos. Inc. represented Hope Preserve One, the seller. The buyer was represented by Steve Petty of VIP Realty Group. 


Tampa, St. Petersburg, Pasco and Polk

A four-property industrial portfolio in Lakeland is up for sale.

Four industrial properties near an Amazon fulfillment center in Lakeland are up for sale. The four-property portfolio totals 25.38 acres and is just off State Road 33 near Interstate 4. According to Saunders Commercial, which has listed the portfolio, interested parties can buy it in its entirety or as individual parcels. According to a marketing flyer:

  • Lot A is 4.96 acres and listed for $350,000.
  • Lot B is 5.74 acres and listed for $1.22 million.
  • Lot C is 5.03 acres and listed for $250,000.
  • Lot D is two parcels totaling 9.65 acres and listed for $250,000.

Polk County property records show two of the parcels are owned by individuals and the others are owned by a company, TFP of Polk County. State records lists the individuals as officers of the company. All the parcel were bought between 2018 and 2022. The properties are in the middle of a booming part of the county near the Amazon center and a PepsiCo facility. Saunders, in the listing, says a buyer or buyers will have flexibility and that properties can be used for industrial, retail or office development. The Lakeland firm’s David Hungerford and Joey Hungerford are the listing agents. 



A 10,856-square-foot building leased to CVS in Brandon has been sold. The property is at 715 W. Brandon Blvd., at the intersection with King Avenue, and about a mile east of Interstate 75 and Brandon Exchange, the mall formerly known as the Brandon Town Center. The buyer is an LLC tied to the Belleair Development Group in Pinellas Park. It paid $5.2 million. According to Marcus & Millichap, which brokered and announced the deal, the buyer bought the property as part of a 1031 Exchange. The firm says CVS has a net lease on the property that runs through Jan. 31, 2028. County records show that the property’s previous owner was CVS, which paid $5.1 million for it 2002. As for the property itself, according to a listing on the commercial real estate website LoopNet, the one-story building was built in 2001 and sits on 1.77 acres. Ronnie Issenberg, Gabriel Britti and Ricardo Esteves of Marcus & Millichap’s Miami office represented the seller. The trio along with Jonathan Gerszberg from the firm’s Fort Lauderdale office represented the buyer.

Scandinavian Designs, a contemporary furniture retailer, has opened its first Florida store, in Brandon. The 30,000-square-foot shop is in the Lake Brandon Village shopping center at 11345 Causeway Blvd. The space was previously occupied by the retailer Buy Buy Baby. Scandinavian Designs says in a statement that its furnishings range “from sleek living room sets to elegant dining tables, cozy bedroom pieces, outdoor essentials, and modern office furniture.” The Boise, Idaho -based retailer operates 48 stores in 17 states. The Brandon location is one of three planned for Florida. The second is in Clearwater. That store is going into a former Bed, Bath & Beyond space at 23676 U.S. Highway 19 N. An opening date hasn’t been announced but a spokesperson says it will “open soon.” After the Clearwater location opens, Scandinavian Designs will turn its attention to opening a store in Tallahassee.


Sarasota and Manatee

The developer behind the Bath + Racquet Residences & Club in Sarasota is building on the site of the former Bath & Racquet Club.

After obtaining a $79 million construction loan in mid-March, the developers behind the Bath + Racquet Residences & Club in Sarasota are officially set to go to work. Silver Lake Global Capital is scheduled to hold a ceremonial groundbreaking April 9 at the 2170 Robinhood St. site of the former Bath & Racquet Club. While it will mark the official start of work, construction on the site has already begun. The project includes one-, two- and three-bedroom condo units; 60,000 square feet of ground floor commercial, recreational and office space; 21,700 square feet of additional commercial space; and a 2-acre park. There will also be a 43,500-square-foot private club, 13 outdoor tennis courts and 16 pickleball courts — 12 of them indoors — a fitness center, oversized pool, spa, restaurant and a juice bar in addition to shuffle-ball courts. Silver Sky, along with Federal Finance Group, bought the 13-acre property in 2022 for $15.35 million from developer from Mark Lucas, who operated the club from early 2017 through February 2020 and tried to redevelop it. The floating rate construction loan was issued by Scale Lending and is for 30 months with two six-month extension options.
