Nine new spec homes in Naples listed for at least $17M each

The ultra high net worth residential real estate market in Naples continues to expand, led by London Bay Homes putting eight new homes on the market at prices from $16.9 million to more than $30 million. 

Another local homebuilder, Stock Custom Homes, is in the same game, listing a newly built home in Naples for $17.9 million. 

The homes from London Bay and Stock were built on spec, with no buyer in place, according to statements from both companies. 

The listings, announced this week, come a month after a waterfront residential compound set the Naples asking-price bar nearly unmatchable, when a group of brokers listed the property for $295 million. That would be the largest real estate sale ever in the country if it sold at that price. The property, currently owned by heirs of the late John and Rhodora Donahue, is named Gordon Pointe. 

As of March 12, there were 183 homes in Naples listed for at least $10 million, according to MLS data. 

The London Bay Homes will add to that list. The eight homes, according to a statement, range “from coveted waterfront homesites with quick Gulf of Mexico access in Port Royal to properties in Aqualane Shores to Old Naples and Pelican Bay.” The homes span 5,700 to almost 10,000 square feet under air, the release adds, with upwards of five bedrooms. Some home features include whole-home generators and multi-tiered outdoor gathering spaces with enhanced landscaping for extra privacy.

“New construction is driving demand in Port Royal and Naples’ most sought-after neighborhoods, where there are few options,” says Toby Cloutier, director of business development for London Bay Homes, in the release. “These showcase homes really appeal to the buyer who wants to save time in the building process and enjoy a brand-new home in an ideal spot much sooner.”

The property from Stock Custom Homes, meanwhile, is 6,155 square feet under air and includes louvered style garage doors, a second-floor wrap-around porch with tapered columns, natural stone cladding and old Florida cottage details. There’s also a wine room and an indoor bar that overlooks the outside accommodations.
