Developing Manatee County community to hit $75M in new home sales

By the end of June, a master-planned community in northern Manatee County will have surpassed $75 million in new home sales for 2024.

North River Ranch in Parrish is on track to hit the milestone thanks in part to the sell-out of its Brightwood neighborhood and several million-dollar sales in the neighborhood from builder Homes by WestBay, according to a statement from North River Ranch.

Neal Land & Neighborhoods is the developer of the community, which has approvals for 6,000 residences across various neighborhoods. The Brightwood neighborhood alone consists of 620 single-family homes. 

“We knew sales would trend upwards given the top-tier home selection from our group of home builders at North River Ranch, but reaching one-million-dollar home sales exceeded our expectations,” President of Neal Land & Neighborhoods John Neal says in a statement.

These builders are actively selling in North River Ranch: Cardel Homes, Pulte Homes, Homes by WestBay, Neal Communities and David Weekley Homes. Given the recent success in the Brightwood neighborhood, several builders are expanding into new neighborhoods as part of the latest phase of development, including model homes scheduled to open in the early fall.

Meanwhile, progress continues at Market Walk, which is the first shopping plaza for the community, after Publix opened there March 21, according to the statement from North River Ranch. Additional dining options and services will be coming later this summer, the statement says.

“North River Ranch is right where it needs to be,” Neal says in the June 17 statement announcing $75 million in new home sales by the end of the second quarter. “We’ve been selective with our home builders and the community’s commercial development, including Publix and our Market Walk Plaza tenants, to be on par with the caliber of North River Ranch.”

Amenities at North River Ranch include a resort-style pool, a bike pump park, an extensive trail system and a clubhouse with screened-in gaming room. HCA Florida Healthcare will open an emergency center in spring 2025 nearby as well.

“With a wide variety of amenities, schools and soon a hospital at walking distance from the community,” Neal says, “we’re able to attract a discerning homebuyer segment searching for a healthy and active lifestyle.”
