Win Chevrolet Properties has bought a 39,000-square-foot office building in Bradenton.

The California investor breaking into Florida paid $8.8 million for the property at 5413 State Road 64.

The building is currently occupied by cable and internet provider Spectrum. It was previously owned by a Sarasota investor who paid $4.6 million for it in 2018.

The deal was the second deal brokered by SVN Commercial Advisor Group’s Mike Migone for the California buyer. The other was much larger and one of the most notable transactions in Southwest Florida last year.

That was the purchase of Top Golf’s 14-acre property off of Interstate 75 in Fort Myers. It sold for $38 million in September.

The Sarasota commercial real estate firm says in a statement that the relationship between Migone and the company “is one aimed at expanding and diversifying their investment portfolio as they break into the Florida real estate market.”
