128-unit affordable housing community addresses 'enormous' Tampa need

Blue Sky Communities and the city of Tampa have completed work on a new affordable housing complex near Interstate 275 in Tampa.

The community is named The Adderley and is at the intersection of Nebraska Avenue and Busch Boulevard connecting the Sulphur Springs neighborhood with the Uptown District.

It includes one-, two- and three-bedroom units.

Kayon Henderson, the city's housing and community development director, says in a statement that the complex will address an "enormous" need for affordable options in that section of the city near Busch Gardens.

According to the statement from the city, the 128-unit property was built with $2 million the city provided that came from a State Housing Initiative Program grant and from federal American Rescue Plan funds.

A total cost for the project was not immediately available.

Blue Sky, a prolific local affordable housing developer, proposed the project in 2021 in response to  Tampa’s Low-Income Housing Tax Credit Program the statement says. The program was created to award “developers federal tax credits to offset construction costs in exchange for reserving units for lower-income households.”

All of The Adderley’s units are designated affordable and applicants must earn 80% or less of the area median income to qualify.

The Adderley is currently accepting applications and the plan is for residents could begin moving into the community in September.
