The University of South Florida was considered a commuter school not so long ago. As housing has developed on and off campus over the years, the bulls herd is changing course. The latest off campus student housing project, The Metropolitan, opens just in time for students to move in before classes start Aug. 26.
The 759-bed, 276-unit student housing development is the third in Tampa for Landmark Properties and was completely leased before opening.
The complex offers floorplans ranging from studios to four-bedroom units that are fully furnished and pre-wired for high speed internet and cable. The five story building has a rooftop swimming pool, courtyards, a study center and a fitness center, among other amenities. The property also features 1,700 square feet of ground floor retail space.
“We are pleased to launch the Metropolitan Tampa, which is fully leased ahead of the coming school year,” says Wes Rogers, President and CEO of Landmark Properties, in a statement. “With more than 36,000 undergraduate students, the housing market around the University of South Florida is seeing demand for well-located, high-quality student housing developments. I’m proud of the team for delivering another project on time, under budget and fully leased.”
The Metropolitan joins many new projects in the university area. Across the street is RITHM at Uptown, a mixed-use technology office complex carved from University Mall that includes restaurant and retail such as a new Sprouts grocery store and its own student housing project, Hub on Campus, which opened in 2022.
Headquartered in Athens, Landmark Properties operates 16 residential communities in Florida near universities in Gainesville, Miami, Orlando, and Tallahassee. Landmark’s portfolio includes over 115 residential communities across the country with 72,000 beds totaling $14 billion assets under management. Landmark has an additional 23 student and multifamily projects under construction or near term start with an estimated value of over $5 billion.
