Argyle Real Estate Partners, a Tampa-based real estate investment firm, recently closed on the acquisition of two properties in nearby Lutz.

Together with Sembler Investments Real Estate Partners, another Tampa Bay firm, it purchased Sage at Cypress Cay, a 324-unit community and Lantana at Cypress Cay, the neighboring 252-unit community both off Bruce B. Downs Boulevard, adding 576 units to their portfolio.

“Sage and Lantana presented an excellent opportunity to jump into our hometown market which has continued to sustain impressive growth over the last several years," says Mark Sembler, CEO at SIREP. “With approximately 30,000 healthcare and education jobs in the immediate vicinity, and its proximity to Downtown Tampa, these two properties are well-positioned to benefit from these growing and diverse employment hubs and provide quality living solutions to these employees.”

Sage at Cypress Cay was built in 2022 and offers one-, two- and three-bedroom plans. Amenities include an outdoor pool and kitchen, a clubhouse, a fitness center, a dog park and a pet spa. Neighboring Lantana at Cypress Cay has similar offerings and amenities. Argyle has plans to add improvements, but did not specify what changes are to be made.

Argyle Real Estate Partners focuses on markets in the southeast and Texas. Its portfolio includes residential properties in Murfreesboro, Tennessee, Charleston, South Carolina and Charlotte, North Carolina.

Sembler Investments Real Estate Partners is “family-owned and operated for more than half a century” according to their website and its portfolio is comprised primarily of commercial real estate with an emphasis of Publix-anchored shopping centers.
