Naples waterfront home on the market for $174.7 million

The Port Royal house is one of three neighboring properties selling for total of $295 million.

An 8,846-square-foot beachfront house in Naples is on the market for $174.7 million, one of three contiguous properties that together are selling for just shy of $300 million.

The home is located at 2200 Gordon Drive in Port Royal. It sits on 8.53 acres on the Gulf of Mexico.

The listing from Gulf Coast International Properties doesn’t include a laundry list of bells and whistles as such sales often do, but it doesn’t take much to imagine the features available when the asking price is nearly $175 million.

Here’s what we do know: The house was built in 1986 and has six bedrooms, 13 bathrooms, three half bathrooms and three garages. Aerial photos in the listing show a long winding drive that weaves past a lake to a home that takes up the entire width of the property. A stretch of land separates the home from the beach, a row of palm trees acting as the dividing line.

The listing says the home sustained no water damage from Hurricane Ian and is move-in ready.

The property is the interior piece of three adjoining lots for sale that, combined, make up 15 acres and have 812 feet of beach frontage. Gulf Coast says in the listing that if all three parcels are purchased together, the property can be split into approximately five 160-foot lots.

Buying all three, though, will cost you more than a quarter of a billion dollars — $294.9 million.

The 3.07-acre property at 2170 Gordon Drive is on the market for $60.3 million and the 3.41-acre property on 2340 Gordon Drive is on the market for $59.9 million.

The house at 2340 Gordon Drive, which is on the south side of the three parcels, is a 6,000-square-foot, five-bedroom, three-bathroom home built in 1938. As for the property at 2170 Gordon Drive, the listing shows there is a 3,518-square-foot home built in 1996 on the site but gives no details, only saying there are two bathrooms.
