JLL to lease Bradenton industrial park

The commercial real estate firm was picked to represent a new park being built at U.S. 301.

The commercial real estate firm JLL has been hired to lease a new industrial park being built in Bradenton.

The company was picked by the project’s developer Barron Collier Cos. and will work with a brokerage team from Sarasota’s Ian Black Real Estate.

The development is the Manatee County Logistics Center at 44th Avenue and U.S. 301. Construction is expected to start this month with the first space being delivered late next year.

The center will be made up of three 188,000-square-foot buildings, each able to hold several tenants taking 23,000 square feet and up.

The center, which JLL describes as master planned and campus style, includes tilt-wall construction, 32-foot clear heights, 54-foot column spacing and parking. It is fronted by 1,600 feet of U.S. 301.

According to JLL’s Q1 2022 industrial insights report for greater Tampa Bay, the Manatee/Sarasota area boasts some of the region’s lowest vacancy rates at 1.9%. Rental rates for industrial space were also up more than 19% year over year, reaching an average $9 per square foot in the first quarter, the company says.
