Large industrial site comes to market for more than $12M

244.5-acre tract approved for 1.2 million square feet of distribution space comes to market for $12.5 million

A significant Lee County tract in the fast-growing Alico Corridor section of Fort Myers with the potential to be a major industrial and distribution hub has come to market for $12.5 million.

The 244.5-acre parcel, at Gator Road and Domestic Avenue, has been approved for as much as 1.2 million square feet of space and is within close proximity to other distribution projects.

The land is also perhaps the last large-scale, contiguous development sites in the corridor, which has grown in popularity with businesses and developers because of its proximity to Interstate 75 and other amenities.

Because the property is roughly a mile from Interstate 75 and less than three miles from U.S. 41, distributors could reach an estimated 62% of the state’s population from the site in a less than four-hour drive, according to marketing materials associated with the offering. The property also is subject to an existing backfilling agreement that “will yield development pads over time” on the site.

Fort Myers-based commercial real estate brokerage firm LSI Cos.’ President Justin Thibaut is marketing the property for sale.
