Optimal Outcomes LLC, a St. Petersburg developer that specializes in medical offices, has sold a two-building project it built together with adjacent land in Port St. Lucie to the Cleveland Clinic for $52.5 million.
Tradition Healthpark, which Optimal Outcomes began developing in 2015, contains roughly 100,000 square feet of medical office space and a surgery center. The project is adjacent to the Cleveland Clinic’s Tradition Hospital and part of its campus there.
Optimal Outcomes bought an existing medical building there in 2015 and completed a second office, totaling 60,000 square feet, in 2017. Both Healthpark One and Healthpark II are 100% occupied.
“We are incredibly proud of the quality of the Tradition Healthpark assets and the caliber of care that they facilitate,” Patrick Marston, an Optimal Outcome principal and founder, says in a statement.
“When a world-class health system like Cleveland Clinic is interested in leasing space in your building and ultimately owning the product that you have built, it validates a lot of what you are striving to do in the healthcare field.”
In all, Optimal Outcomes has developed more than 2.5 million square feet of medical-related space throughout Florida, in Fort Myers, Lakewood Ranch, Largo, Port St. Lucie and elsewhere.
In addition to Cleveland Clinic, the company has developed projects for, and with, Florida Cancer Specialists, Baycare, Bayfront Medical Center and other prominent healthcare providers.
