Developer receives approval for new 1,300-home community

Plans also allow for apartments, a house of worship, assisted living or medical offices.

VENICE — Neal Land & Neighborhoods will move forward with a new 1,300-home community in Venice after securing city approval in April.

The yet-to-be-named community from the Manatee and Sarasota-based master-planned community developer will span 300 acres between Border Road and Laurel Road, on the east side of Interstate 75, according to a press release. 

Neal Land & Neighborhoods plans to partner with local builders to construct a mix of single-family homes, paired villas and front-porch living with rear-entry garage homes. Home prices are expected to average in the $400s, the release adds. 

The gated community will incorporate lakes and conservation areas. It will have amenities such as a clubhouse, pool, fitness center and walking trails. Plans also allow for apartments, a house of worship, assisted living or medical offices.

“This upcoming community will fill a need for new construction housing that fits both active adults and families in an area that is seeing rapid growth,” says John Neal, president of Neal Land & Neighborhoods, in the statement. “The community is in a great location that’s near good schools, a new hospital, the beaches and Sarasota.” 

Engineering has started on the land. Development is scheduled to start in late 2020. The first move-ins are tentatively scheduled for summer 2021.

Neal Land & Neighborhoods owns or controls several thousand acres entitled for more than 9,000 future residential homes and supporting mixed-use commercial and retail.
