Fort Lauderdale-based BTI Partners has commenced construction of the first of three planned residential towers within its 52-acre Westshore Marina District project between Tampa and St. Petersburg.
The roughly $150 million tower and related 150-slip marina follows work that added apartments, townhomes, retail space and parkland within the new community off Westshore Boulevard.
In all, BTI Partners has sold tracts for in excess of $40 million to Bainbridge Cos., WCI Communities and The Related Group.
Units in the 120-residence Marina Pointe tower — 113 condos and 7 townhomes are being by architect Kobi Karp — are expected to sell for between $700,000 and $2 million-plus.
The project is slated for delivery in the final quarter of 2021.
Brian D. Van Slyke, a BTI executive vice president who previously worked for the Kolter Group and helped develop the 41-story One St. Petersburg condo tower in downtown St. Petersburg, says the company is converting reservations for units in the 17-story building to hard contracts.
“Marina Pointe will be the crown jewel of the Westshore Marina District,” Van Slyke says. “Along with the other pieces and components, this project will support the retail that’s going in and further create a walkable community.”
BTI Partners’ CEO Noah Breakstone says in a statement that the vision for Westshore Marina District was a community with “practical live-work-play elements.”
In all, Westshore Marina District is expected at build out to contain as many as 1,750 condos and apartments and as much as 50,000 square feet of retail and restaurant space.
