Auto group buys high-traffic site for $2.5M

CLEARWATER — KCD Associates LLC sold a 4.5-acre parcel along the bustling U.S. 19 corridor in Largo to an affiliate of the Fuccillo Automotive Group, which intends to build a new Nissan dealership on the site.

According to a press release, the sale price was $2.5 million. Klein & Heuchan Inc., a Clearwater real estate law firm, represented the seller.

“Our firm has handled this property for almost 30 years,” states Mark Klein, president and CEO of Klein & Heuchan Inc., in the release. “When the Fuccillo organization told us what they were looking for we were able to quickly zero in on the potential of this redevelopment site. The subject property fit the buyer's criteria and the timing of a transaction works well for the seller, which enabled us to quickly structure a deal.”

According to the release, the property — 15232 U.S. Highway 19 N. — enjoys a traffic count of more than 70,000 vehicles per day and offers easy access and excellent visibility.

Klein adds, in the release, that over the past 25 years his firm has helped negotiate land acquisition deals with other west and central Florida automotive groups — including Crown, Dimmitt and Lokey — and “as the economy continues to expand, we expect this market segment to remain robust.”
