Townhome project underway with unusual construction method

PINELLAS COUNTY — Construction recently began on a new micro-residential community, Stevenson Creek Townhomes, along the Pinellas Trail – 10 minutes by bike from downtown Dunedin and downtown Clearwater.

Certus Living, the development firm behind the project, plans to build each residence with concrete masonry, as opposed to the more common, in Florida, wood-frame-and-stucco construction method. The wood-frame-and-stucco approach, according to a statement, is “almost guaranteed to sustain water intrusion at some point” due to the climate.

“Concrete masonry helps to avoid these climate-related risks by being naturally watertight, and an overall much sturdier framework for homes which can occasionally be exposed to harsh elements,” the release states.

Grant Wood, manager of the development, adds that future residents will “benefit from contemporary, high-quality construction within the boundaries of an established neighborhood, situated by one of Florida’s best outdoor trails and most inviting urban areas.”

The two-story townhomes are all 3-bedroom, 2.5-bath, with the kitchen and living area on the first floor and a two-car garage, the release states. Prices start at $350,000-$400,000, with a 20% down payment initiating construction.
