Vision Properties adding to Renaissance Center

Buoyed by its success earlier this year fully leasing a speculative office building in its corporate park in the Westshore district of Tampa, New Jersey-based Vision Properties has unveiled plans for two additional office developments in the 71-acre Renaissance Center.

Renaissance Center VII, being designed by architects Horton Hartley and Carter, will be a six-story building containing as much as 150,000 square feet of space.

Renaissance VIII, which will rise eight stories, is slated to contain as much as 250,000 square feet.

Together, the two new buildings will cost in excess of $120 million to develop, says William Bertolero, a Vision partner.

“This cutting edge building will allow tenants to attract and retain top talent,” he says.

Like Renaissance VI, a 150,000-square-foot building that was leased by AAA Auto Club Group in April, four months after construction began — the seventh building in the Capital One Corp.-developed business park will be built on a speculative basis.

The sixth building is scheduled to be completed next April.

Pre-leasing is about to begin for Renaissance VIII, Bertolero says. Construction on that property will take about 16 months.

Both new buildings come in the wake of approvals for a major modification to the business park's site plan that will allow for the additional square footage. Bricklemyer Law Group represented Vision through that process.

The company, which acquired the then-five building campus in February 2016 for $108 million, also is adding more than 500 new parking spaces to the business park.

Renaissance Center is fully leased to WellCare and Capital One, and contains a raft of amenities, including a 10,000-square-foot food court, 30,000-square-foot fitness center, walking trails and other amenities.

When all eight buildings are completed, Renaissance Center will contain just more than 1.1 million square feet.
