Brokerage maintains market dominance with lease deal

SARASOTA — Ian Black Real Estate, one of the largest commercial brokerage firms in Southwest Florida, recently won leasing rights for a large swath of space of commercial real estate in Sarasota.

The Ibis Group awarded the six-building portfolio to the boutique firm, according to a statement. Five of the buildings are office buildings, while the sixth one is flex space, and the portfolio totals 260,000 square feet, the release adds. The buildings currently have about 39,000 square feet of vacancy.

Ian Black, Steve Horn and Melissa Harris of Ian Black Real Estate are the leasing agents for the portfolio. “These Class A suburban office buildings have amenities comparable to those available in downtown offices, like common area conference rooms, gyms and mail rooms, but are closer to the interstate and have much higher parking ratios,” says Harris, sales Associate at Ian Black Real Estate, in the statement.

The Ibis Group took the office assets over from a partnership of Michigan-based Osprey S.A. Ltd. Osprey has been in the process of liquidating its Gulf Coast portfolio. Between the Ibis Group assignment and the Starling Group portfolio, Ian Black Real Estate now handles all significant office leasing — over 500,000 square feet — from Fruitville Road south to Bee Ridge Road, the release states.

• Live Oak Corporate Center II: 2621 Cattlemen Road; and
• Live Oak Office Center: 2201 Cantu Court.
