If history is any guide, expect Strategic Property Partners' $2 billion Channelside district to take on many of the attributes the high-end projects its new CEO has included in projects in and around Washington, D.C.

James Nozar, 37, has been a part of more than two dozen projects in a decade with developer JBG Cos.

Common threads include high-end retail folded into luxury residential complexes.

At the Atlantic Plumbing site, for instance, Nozar and JBG constructed a 10-story building featuring 310 luxury apartments and 19,000 square feet of retail space — with amenities ranging from a rooftop terrace with a yoga, Pilates and spin fitness studio to outdoor kitchens.

While at JBG, Nozar also has worked on the renovation of Wardman Tower into 32 luxury residences and helped master plan a new campus for Gallaudet University.
