BUYER: GLP Gateway LLC (manager: Erwin Greenberg), Baltimore
SELLER: Lexington Fort Myers LP
PROPERTY: 12600 Gateway Blvd., Fort Myers
PRICE: $12.4 million
PREVIOUS PRICE: $12.52 million, April 2005
LAW FIRM ON DEED: Meltzer Lippe Goldstein & Breitstone LLP, Mineola, N.Y.

PLANS, DESCRIPTION:
Baltimore-based real estate investment company GLP Development purchased a 63,275-square-foot office building in the Gateway area for $12.4 million.

The price equated to $196 per square foot. That figure is higher than the two-year average price per square foot for office space ($112) in Southwest Florida, according to the CoStar Group.

Built in 1997, the office building sits on a 10.12-acre parcel.

Formerly occupied by Gartner, which relocated across the street, the building is currently used by Neenah, Wis.-based Alta Resources Corp. as a call center. A spokeswoman for Alta Resources says the firm will continue to lease the property unaffected by the change in building ownership.

GLP Development had not responded to a request for comment as of deadline.

GLP Development buys, owns and develops leased office, flex and industrial properties.

The purchase entity, GLP Gateway LLC, mortgaged the property to Manufacturers and Traders Trust Co. for $9.3 million.
