PLANS, DESCRIPTION:
A company led by Pierre and Daphnee Vidallet of Naples purchased a 7,607-square-foot retail building for $1.2 million.

The price equated to $157 per square foot. That figure is higher than the two-year average price per square foot for retail space ($129) in the Tampa Bay area, according to the CoStar Group.

Built in 2001, the store is an outparcel to a Winn-Dixie-anchored retail center and is separated from a Walmart Supercenter by Southern Dunes Boulevard. It occupies a 0.73-acre parcel.

Dollar Tree Stores Inc. recently agreed to a new 10-year triple-net lease on the property that obligates the company to pay property taxes, maintenance and insurance. The lease also includes 10% rental increases every 10 years and two five-year lease extension options.
