Catholic Charities Diocese of Venice Inc. purchased a 10,240-square-foot office building for $1.2 million.
The price equated to $117 per square foot. That figure is in line with the two-year average price per square foot for office space ($112) in Southwest Florida, according to the CoStar Group.
The building previously housed the United States Social Security Administration. The location will serve as the new home for the Catholic Charities Family Resource Center.
Fred Kermani of CRE Consultants represented the seller, and Mike Carr Sr. of Coldwell Banker Commercial NRT represented the purchaser.
“Catholic Charities has been renting space farther east on Tamiami Trail [at 4209 E. Tamiami Trail, Naples] for several years,” Carr says. “They will be moving over and this will give them room to expand. Being on Tamiami Trail was a key component for them. There's a real lack of good office space out there. This was the best of what was remaining.”
Few improvements are planned in the near term, but eventually the new ownership hopes to install overhead doors for truck deliveries for its food pantry.
The Catholic Charities Diocese mortgaged the property to the Diocese of Venice Savings & Loan Trust Fund for $1.1 million.
