Tampa REIT pays $77M for medical buildings

TAMPA — Carter Validus Mission Critical REIT II Inc. acquired three new medical facilities for nearly $77 million.

The Tampa-based real estate investment trust purchased the Baylor Surgical Hospital and the Baylor Surgical Hospital Integrated Medical Facility in Fort Worth, Texas and New England Sinai Medical Center in Stoughton, Mass., according to a release. The total combined purchase price was $76.8 million.

The Baylor Surgical Hospital and integrated medical facility make up a 5.84-acre campus. Both buildings were constructed in 2014 and offer 91,732 square feet in net rentable area. The two-story specialty hospital has 30 inpatient beds, a four-bed intensive care unit, 14 operating rooms, a 24-hour emergency room and an imaging suite. The hospital is fully leased to Fort Worth Surgicare Partners Ltd.

New England Sinai Medical Center has 180,744 square feet in net rentable area and sits on a 27.9-acre medical center campus with the 142-bed New England Sinai Hospital, the release states. The medical center is leased to New England Sinai Hospital.
