BUYER: Sidewalk Properties LLC (manager: Andrew Goodman), Sarasota
SELLER: Jack and Thelma Urfer
PROPERTY: 7120 E. 26th Court, Sarasota
PRICE: $3 million
PREVIOUS PRICE: $1.95 million, February 2010
LAW FIRM ON DEED: Robert W. Browning Jr. PA, Sarasota

PLANS, DESCRIPTION:
Andrew Goodman, owner of Sarasota-based Andrew's Tree Service, purchased the 25,000-square-foot former Centec Equipment building for $3 million.

The price equated to $120 per square foot. That figure is less than the two-year average price per square foot for retail space ($138) in the Tampa Bay area, according to the CoStar Group.

The 12.66-acre fenced in property features an industrial building with 5,000 square feet of office space and 18,000 square feet of service space. It includes 16 service bays with roll-up doors and two paint-prep bays and one ventilated paint spray booth. The heavy equipment rental company Centec Equipment previously occupied the building, but that company has since closed.

Goodman plans to lease out the building to businesses. After an agreement with the former Centec Equipment owners, the building will continue to be known as the Centec building, according to Guerin Johnson, general manager for the property.

“We could sublease out each bay or someone could sublet the entire building,” Johnson says.
