PLANS, DESCRIPTION:
A Wyoming company managed by Stephen Spangler of Cavanaugh & Co. LLP purchased a 3,726-square-foot medical office building for $1.4 million.

The price equated to $376 per square foot. That figure is higher than the two-year average price per square foot for office space ($118) in the Tampa Bay area, according to the CoStar Group.

Built in 1988, the freestanding building features a mezzanine, five offices, five exam rooms, a reception, kitchen, break room, private entrance to a second floor office and a lead-lined room. The property includes a small surface parking lot.

The building most recently housed the medical practice of Hautamaki & Horiuchi. Dr. R. Dean Hautamaki and Ann Hautamaki sold the building.

Earlier this year, a company managed by Hautamaki purchased a 7,898-square-foot medical office building at 1843 Floyd St., Sarasota for $1.09 million. It was announced at that time that the two-story former MRI center building would be the future home of Hautamaki & Horiuchi.

Spangler declined to comment on the purchase.

The purchase entity, 2130 S. Tamiami Trail LLC, mortgaged the property to The Bank of Commerce for $1 million.
