SELLER: Timberlane Inc.

PREVIOUS PRICE: $180,000, May 1985
LAW FIRM ON DEED: Optimum Title LLC, Bradenton

PLANS, DESCRIPTION:
R. Deborah, Stephen and Lisa Simone of Duck Key purchased 12.16 acres of land east of Interstate 75 for $1.38 million.

The price equated to $113,075 per acre.

The property, which is across State Road 64 from the Heritage Harbour community, is approved for a 109-site RV or mobile home park, called Timberlane. The sale included 49 completed sites and some finished infrastructure.

John Wentz of KW Commercial, a division of Keller Williams Realty, handled the sale.

“Steve [Simone] was the perfect buyer for this piece of property and to develop this project,” Wentz says. “He has a lot of past experience to go ahead and make this work.”

Deborah Simone says the family was looking for an investment when it found the property. The new owners have a lot of approvals and engineering to do before construction can start, she says, but they hope to open an RV park on the site by Jan. 1.
