Neal Communities buys Nokomis land for Woods at Venice

SELLER: Sandra Hurt, as trustee of the Carlton J. Hurt Trust (6.2031% interest) and SJMR LLC (93.7969%)
PROPERTY: between Laurel Road and Fox Creek, Nokomis
PRICE: $1.43 million

PLANS, DESCRIPTION: Neal Communities of Southwest Florida purchased 52 acres of vacant land next to Mission Valley Country Club in for $1.43 million.

The price equated to $27,500 per acre.

The Lakewood Ranch-based homebuilder plans to create a north Venice community of 263 single-family homes it calls Woods at Venice. One of the goals of the purchase, according to the buyer, was to have a community in the Venice market; it is nearing completion on the Venice golf course community Sawgrass.

“We're in the planning process and hope to open in early 2015,” says Leisa Weintraub, vice president of marketing and creative director for Neal Communities. “We expect to start work on the infrastructure in late spring or fall of 2014, but that's conditional upon receiving approvals.”
Homes in the community will range in size from 2,200 to 3,000 square feet.
