PLANS, DESCRIPTION: Charlotte-based Bayrock Investment Co. LLC purchased a new 1,800-square-foot Starbucks coffee shop building for $1.92 million.
The price equated to $1,066 per square foot. That figure is higher than the two-year average price per square foot for retail space ($146) in the Tampa Bay area, according to the CoStar Group.
Developer HUPP Retail purchased a Shell station on a 0.79-acre parcel in March and demolished the gas station to develop the new coffee shop. Starbucks opened its store there in August. The coffee shop is the 11th Starbucks in Manatee County.
A representative for Bayrock Investment declined to comment on its purchase.
The buyer mortgaged the property to National Bank of Commerce for $1.44 million.
