Lehigh Acres: Still a value

Bargain hunters rejoice: Two Florida towns, Lehigh Acres and Arcadia, are on Coldwell Banker's list of the top 25 most affordable real estate markets in the country.

The real estate bust especially decimated Lehigh Acres, in Lee County, and prices there remain low. Indeed, the average listing price for a four-bedroom, two-bathroom home in Lehigh Acres is $111,410, according the Coldwell Banker 2013 Home Listing Report. That's good for the 20th least expensive market in the country, behind Eatonton, Ga., east of Atlanta, and ahead of Kansas City, Mo.

Arcadia, in DeSoto County, is even cheaper than Lehigh Acres, with an average price of $107,691. Arcadia is also the least expensive market in Florida, $425,000 more affordable than Doral, in north-central Miami-Dade County, where the average price is $532,754. Doral, the survey states, is the most expensive market in the state.

The survey compared prices of four-bedroom, two-bathroom homes in more than 1,900 markets nationwide. The average price in all markets, among 52,000 listings, is $301,414. The most expensive market in the country is Malibu, Calif., with an average list price of $2.15 million. The least expensive is Cleveland, at $63,729. No Sunshine State locations are in the top 25 most expensive markets in the country, a list dominated by California and the Northeast.
