Island home sale fetches $3.4 million

ANNA MARIA ISLAND — In the latest sign the real estate market is coming back, a house in this Manatee County beach town sold for $3.43 million, the highest local closing price since 2008.

The sale, of a beach estate at 102 Mangrove Ave., closed Feb. 7, according to a release from Premier Sotheby's International Realty. Cheryl Loeffler, a leading sales associate with Premier, represented the seller.

Whitehead Builders built the 6,500-square-foot, four-bedroom, five-bath home in 2008. The home has several rooms with Gulf views, covered terraces and an open sundeck with a fireplace. There's also a walled-in pool, spa and bar area on the outside. The interior, meanwhile, includes an elevator, music room/library and conservatory.

The original list price of the home was $4.49 million, according to Multiple Listing Service data. There were two sales on Anna Maria Island in 2008 that surpassed the $3.43 million for the Mangrove Avenue home. One sale was for $3.5 million, according to the MLS, and another was for $3.72 million.
