BUYER: Eisele Investments LLC (principal: Melissa Eisele), Fort Myers
SELLER: Bob Evans Farms LLC
PROPERTY: 9500 Marketplace Road, Fort Myers
PRICE: $1.15 million
PREVIOUS PRICE: $900,000, September 2002
TITLE FIRM ON DEED: Fidelity National Title of Florida Inc., Fort Myers

PLANS, DESCRIPTION: Eisele Investments LLC, led by Melissa Eisele of Fort Myers, purchased a 5,370-square-foot restaurant building for $1.15 million.

The price equated to $214 per square foot. That figure is higher than the two-year average price per square foot for retail space ($140) in Southwest Florida, according to the CoStar Group.

The building was previously used as a Bob Evans restaurant, which closed recently.

Eisele and her husband, Dr. Jason Eisele, plan to renovate the building to house their business, Specialist in Veterinary Surgery. The veterinary surgery center and practice will be relocating to the larger building from 9220 Estero Park Commons Blvd., Suite 6, Estero.

“We just think the location is much better for our clients being right off [Interstate 75],” says Melissa Eisele. “We're a referral-based business. We have lots of clients in Marco, Naples, Cape Coral and Port Charlotte. We hope to be there by the end of this year.”

The Eiseles plan to devote a room in the building to physical therapy and rehabilitation for animals with an underwater treadmill.

Tom Straus and Matt Yaniglos of LandQwest Commercial represented the seller and Dan Miller of Colliers International Southwest Florida represented the buyer.

The buyer mortgaged the property to Bank of America NA for two loans totaling $1.15 million.
