Investors buy Stoney's Plaza, plan improvements

BUYER: Blueprint Punta Gorda LLC (principals: David Goduti and Robert Grammen), Naples

SELLER: Cris Stoneburner

PROPERTY: 1460 Golden Gate Parkway and 2100 Goodlette Road N., Naples

PRICE: $2.25 million

LAW FIRM ON DEED: Edward R. Bryant Esq., Naples

PLANS, DESCRIPTION: A purchase entity managed by David Goduti and Robert Grammen bought Stoney's Plaza for $2.25 million.

The price equated to $205 per square foot.

The property featured a 10-unit, 9,000-square-foot retail strip center and a Hess gas station. The strip center had two vacancies at the time of the sale.

Brandon Stoneburner of CRE Consultants represented the seller and Dan O'Berski of Trinity Commercial Group represented the buyer.

“It's on great real estate in Collier County, which by itself is rare,” O'Berski says. “As with many similar centers a lot of the leases are short term, but it's a quality property. [The new owners] plan to do a significant facelift to the property.”

The retail center houses businesses focused on health and wellness, shoe repair, catering, packing and shipping, alteration and computer repair.

Trinity Commercial Group has been retained to market the remaining leasable space. It is being listed for between $18 and $26 a square foot.

David Goduti and Robert Grammen, partners in the Naples-based private-equity real estate firm EFO Financial LLC, are the managing members of 1790 Main Street Sarasota LLC, which owns the 5,816-square-foot Orion Bank building on Main Street in Sarasota.

The purchase entity Blueprint Punta Gorda LLC mortgaged the property to First National Bank of the Gulf Coast for $1.58 million.
