FORT MYERS — The share of new-home sales as a percentage of total home sales in the Cape Coral-Fort Myers area in June rose to 8.2% from 6.4% in June 2011, according to market tracker Hanley Wood.
In another positive sign, the average mortgage in June rose nearly 34% to $246,048. Also, the percentage of the sale price that was financed gained 21.4 percentage points to 83.4% in June compared with the same month one year ago.
Still, the number of new-home sales fell 25% in June to 175. For the year ending in June, new-home sales are down 3.2% to 1,311, according to Hanley Wood.
The average price of a new home in June in the Cape Coral-Fort Myers area was $295,505, less than a 1% drop compared with June 2011.
