SELLER: Gregory Boll and Nancy Kodros, individually and as trustees of the Joseph M. Gardner Trust Agreement

PROPERTY: 8050 Trail Blvd., Naples

PRICE: $1.1 million

PREVIOUS PRICE: $300,000, April 1988

ATTORNEY ON DEED: George Langford, Naples

PLANS, DESCRIPTION: An investment group led by Duke Kassolis of Naples and Alton Scavo of Corpus Christi, Texas, purchased a 5,069-square-foot retail building formerly known as the Naples Cheesecake for $1.1 million.

Kassolis and Scavo are franchisees of Tide Dry Cleaners, a dry cleaning company from Procter & Gamble. The duo plan to renovate the existing building and locate a new Tide Dry Cleaners in one of the two tenant spaces, according to Steve Collins, vice president of real estate construction and design for Agile Pursuits Franchising, a wholly owned subsidiary of Proctor & Gamble. Collins says the renovations are still being finalized with the city of Naples.

Agile Pursuits will help Kassolis and Scavo design the store and manage the Tide Dry Cleaners.

“We have 11 stores open to date from Las Vegas to Atlanta,” Collins says. “We'll be opening another one this week and two more in the next 30 days. Now we're working on locations in Florida. Our main focus right now is Orlando, Tampa, Tallahassee and Naples.”
The franchisees eventually hope to lease the second unit to a complementary business.

Domenic Costantini of Costantini Realty represented the seller and David Stevens of Investment Properties Corp. represented the buyer.

The purchase entity 8050 Trail Blvd. LLC mortgaged the property to the former owners Gregory Boll and Nancy Kodros, individually and as trustees of the Joseph M. Gardner Trust Agreement, for $880,000.
