SELLER: SKM Ventures LLC (46% interest) and Keystone Crossings Center LLC (54%)

PROPERTY: 8538-8576 Gunn Highway, Odessa

PRICE: $5.04 million

TITLE FIRM ON DEED: All Florida Title Agency Inc., Tampa

PLANS, DESCRIPTION: Dunnellon firm C.A. Property & Investment Inc. purchased the 39,896-square-foot Keystone Crossing Shopping Center in Odessa for $5.04 million.

The price equated to $126 per square foot.

The 5.71-acre property, located north of South Mobley Road and east of Gunn Highway, features a 28,160-square-foot retail building and an adjacent 11,736-square-foot building. According to research firm CoStar Group, a 25,344-square-foot Vision Ace Hardware anchors the larger building and the smaller building houses a 4,000-square-foot Beef O'Brady's, You Say When Yogurt, Chanails and Subway.

Steve Maddox of Maddox Property Management and Sales Inc.'s Knoxville, Tenn., office says the center was 95% occupied at the time of the sale.
