Heartland Dental Care company buys former Regions branch

BUYER: Professional Resource Development Inc. (principal: Richard Workman), Effingham, Ill.

SELLER: Regions Bank

PROPERTY: 7485 Vanderbilt Beach Road, Naples

PRICE: $965,000

PREVIOUS PRICE: $1.05 million, May 2004

LAW FIRM ON DEED: Bradley Arant Boult Cummings LLP, Birmingham, Ala.

PLANS, DESCRIPTION: An affiliate of Heartland Dental Care purchased a 3,606-square-foot former Regions Bank branch for $965,000.

The price equated to $268 per square foot.

Constructed in 2006, the bank building occupies a 1-acre outparcel to the Sweetbay-anchored Mission Hills Shopping Center. The bank branch was closed in December.

Dan O'Berski, Matt Fredrickson, Walt Nelson and Tony Mangione of Trinity Commercial Group represented the seller.

“They will be renovating it for use as a dental office,” Mangione says. “This is definitely a gap in the market for them. There's a lot of residential there. It was a good piece of real estate at a good price.”

Heartland Dental Care provides dental professionals with continuing education and services such as staffing, human resources, purchasing, marketing, administration, financial and information technology. It is affiliated with more than 370 dental practices in 19 states. The company did not reply to requests for comment prior to deadline.
