PLANS, DESCRIPTION: The Virginia B. Andes Volunteer Community Clinic purchased an 8,820-square-foot office building in Port Charlotte for $875,000.
The price equated to $99 per square foot.
The new ownership plans to relocate its free clinic, pharmacy, and administrative offices there from their current home in a 3,000-square-foot trailer on Gibraltar Street.
The clinic and pharmacy provide no-cost medical services and prescription medication to the uninsured and working poor of Charlotte County. It serves 6,000 people a year.
The seller, Frederick Swing, reportedly accepted the below-market sales price for the building because of the nonprofit's mission and impact in the community. The property was recently appraised for $1 million, according to the clinic.
The 26-year-old building was paid for with donated funds earmarked at the Charlotte Community Foundation by long-time Charlotte County resident and retired IBM engineer, Virginia Andes.
“I knew the clinic would quickly out grow its very limited physical plant, so I set aside funds some time ago to make sure it had a long-term, sustainable future,” Andes says in a press release.
The donation will also cover renovations to the building, which are currently estimated at around $150,000. The clinic's construction plans include a new air-conditioning unit, developing a designated pharmacy area and plumbing work. Brunderman Construction of Port Charlotte has been hired to manage the project.
The clinic plans to move in September and have a grand opening in October.
