Czech investors buy two Estero office buildings

BUYER: First CZ Real Estate LLC (Dan, Eve and David Matousek), Estero

SELLER: Bank of America NA

PROPERTY: 9351 Corkscrew Road and 21105 Design Parc Lane, Estero

PRICE: $1.43 million

PREVIOUS PRICE: $1.95 million, September 2005 (included additional property)

LAW FIRM ON DEED: Stoneburner Berry Glocker Purcell & Greenhut PA, Jacksonville

PLANS, DESCRIPTION: Dan, Eve and David Matousek of the Czech Republic and part-time Estero residents purchased two office buildings, with a total of 19,489 square feet of space, for $1.43 million.

The price equated to $73 per square foot.

The purchase included a 10,251-square-foot building on Corkscrew Road and a 9,238-square-foot building on Design Parc Lane. The 4-year-old buildings were both vacant at the time of the sale.

Stan Stouder of CRE Consultants represented the seller, Bank of America NA, and Stephanie Miller and Bob Muller of Select Real Estate represented the buyer. The properties were bought as a value-add investment, says Muller who is marketing the properties for the new ownership.

“Now we are working to get tenants in there,” he says. “Ideally we would be looking to have one tenant per building. They are in a great area of Estero.”
