PROPERTY: 110 N. 11th St., Tampa
PRICE: $2.5 million
PREVIOUS PRICE: $990,000, December 2003
LAW FIRM ON DEED: Mechanik Nuccio, Tampa
PLANS, DESCRIPTION: Attorneys Kevin Woods, Steve Parker, Tom Harmon and Mike Winer purchased a 20,000-square-foot Channelside office building for $2.5 million.
Woods, who was previously one of the three owners of the building, formed the new group and bought out his previous two partners.
Woods, Parker and Harmon are attorneys in the civil litigation firm of Harmon, Woods, Parker & Abrunzo PA. Winer heads his own personal injury and business law firm, The Law Office of Michael J. Winer PA. Both of the firms occupy space in the building.
The two-story building is fully leased. Bayside Engineering leases the first floor and the top level features executive suites.
“This is a booming area right now,” Woods says. “It has the highest residential rental rate in Tampa Bay. [Tampa Bay] Lightning owner Jeff Vinik has been buying properties across from the Forum for a sports [entertainment] complex similar to L.A. Live. We are right in the heart of all that. We wanted to make sure we had control of the building here for the long term.”
Woods says the new ownership group might also buy some of the surrounding property.
The buyers' entity 110 North 11th Street Acquisition LLC mortgaged the property to Gulfshore Bank for $2.25 million.
