Micro Control Systems buys Emerson Control buildings

PROPERTY: 5580-5582 Enterprise Parkway, Fort Myers

PRICE: $1.23 million

PREVIOUS PRICE: $1.13 million, December 1986

PLANS, DESCRIPTION: Fort Myers-based Micro Control Systems Inc. purchased the 39,819-square-foot former Emerson Control Techniques industrial buildings for $1.23 million.

The price equated to $31 per square foot.

The property is centered on a 30,000-square-foot building and a smaller building behind it. Both of the buildings were vacant at the time of the sale.

Micro Control Systems purchased the buildings with the goal of expanding. It plans to renovate them and relocate there from its existing 13,422-square-foot building nearby at 5877 Enterprise Parkway.

“We are just falling all over each other,” says Kelly Mitchell, manager of inside sales for Micro Control Systems. “You can only move your shelves up so high. We want to hire more people, but we just don't have the room right now to put them in.”

Along with painting and pressure washing the buildings, the new ownership plans to install a new ceiling and a centralized commercial air-conditioning system.
Once it moves into the new building, Micro Control Systems plans to lease out its current building.

Gary Tasman of Cushman and Wakefield, Commercial Property Southwest Florida LLC, handled the transaction.

Started in 1994, Micro Control Systems designs and manufactures microprocessor-based controllers for the heating, ventilation air conditioning and refrigeration industries.
